Designing the perfect narrow lot home is much more than just squeezing in as many rooms as possible to fit a certain block width. Our team of in-house designers take the time to consider how you will live in your narrow lot home, they think about room configuration and how they relate to one another, the flow of the home and the size of each room to ensure they are fit for purpose.
Narrow lot homes are house plans that have been designed specifically to fit blocks of land that are 8m, 9m, 10m, 11m, 12m, 13m, 14m and 15m wide. They are also often referred to as cottage lot homes.
Narrow lot home designs are now among some of our best sellers, largely driven by the fact that new land estates in Perth offer so many more narrow lots for sale than in previous years, which has become a necessity as land prices have continued to increase in WA.
We are also seeing more people looking at our narrow lot house plans when they are considering a demolish and build project closer to Perth, as often land owners will split a 20m wide block in half allowing for 2 brand new 10 metre wide homes to be built.
When considering building a narrow lot home the first decision to consider is whether to build a 2 storey narrow lot home or a single storey narrow lot home.
There are obviously benefits to both, however the clear advantage of a double storey narrow lot home is the ability to create more living area in the home, but also, and this is often overlooked by many would-be home builders, with a two storey narrow lot home you can have a much bigger back garden as the foot print of the house plan is that much smaller.
Another consideration which is completely driven by the narrow block of land you are considering, is whether it is front loaded or rear loaded. Essentially this means is the garage at the front or the rear of the home. In many instances a narrow block of land will be rear loaded, meaning the garage is at the back of the house. If this is what you are looking for, we have a range of two storey rear loaded home designs for you to browse, all of which are perfect for your narrow lot.
